What is an EPC?

An EPC is a mandatory evaluation of the energy efficiency of the property.  It assesses the construction, lighting, heating and hot water systems, and gives a rating based on the energy efficiency of these components.

Why is it needed?

Residential properties account for 27% of carbon emissions in the UK. The EPC is aimed at identifying the improvements homeowners can make to increase efficiency and reduce the carbon foot print of their property.

How is it obtained?

At LocalHIP, our own team of DEAs enable us to provide a high quality, efficient and timely EPC using the online system.

Five Things to know about the EPC

1. Assess the energy efficiency of the property, based on certain criteria.

2. Gives an A – G rating based on how criteria compares to the Thames Valley average property.

3. Provides the recommendations for improving the energy efficiency of the property to a) reduce carbon emissions and b) reduce cost and usage of utilities.

4. Within the context of the HIP, the EPC is a valuable selling tool. It encourages home improvement prior to a sale to promote the property as a low running-cost home.

5. Over time, the EPC will be an important document for consumers, regulators, builders, equipment manufacturers and politicians to plan how best to reduce carbon emissions in the UK.
