The HIP Regualtions 2007 state that every HIP must include the following searches:
- Land Registry Title & Plan
- Local Authority Search
- Drainage and Water Search
There is, however, no limitation on the additional searches that can be included. LocalHIP recommends that each vendor should consult a solicitor before ordering their searches. This will ensure that the vendor obtains any additional relevant searches, such as:
- Environmental Search
- Mining Search
- Flood Risk Search
We also recommend that the vendor consider the level of Local Authority Search they want included in the HIP.
Recent media coverage has stated that certain lenders will not accept a Personal Local Authority Search when included in the HIP.
We recommend all vendors should consider the requirements of the buyer's prospective lender prior to ordering searches. LocalHIP is able to provide an official Local Authority Search should it be required.
